A picturesque small country, Bulgaria has existed for more than 13 centuries in Europe, linking East and West. Situated in Southeastern Europe, Bulgaria occupies the northeastern part of the Balkan Peninsula.

Why should you invest in Bulgaria?
Firstly for capital appreciation, we have seen gains for our clients of 30-40% over the last nine months. Current average cost per square metre of 800-1100 euros for the key developments in Sunny Beach, Bansko and Sofia should continue the trend over the next twelve to twenty-four months.

Where should you invest?
This depends on whether you are looking for a holiday home with a good guaranteed rental income, in which case the holiday resort of Sunny Beach is the answer. To buy off plan for investment then add the ski resort of Bansko and/or Sofia to your portfolio. Bansko is a lovely old town that attracts tourists all year round from all over Europe it is only two hours from Sofia and has a great jazz festival every August!

Why should you buy now?
With Bulgaria’s entry to the EU in 2007, there will no doubt be a rise in property prices during 2007-2010. Buying off plan now for property due for completion in the future represents a sound investment.

However as a foreign investor you should be aware that whilst an individual can buy an apartment freehold, he or she cannot own land, so if you buy a villa you will own the building but will need to set up a company to buy the land on which it stands.
